Thank you for your interest in renting from us.   We pride ourselves in the care we take of our homes and our tenants.   Please refer to your lease for ALL the policies we have set forth, however here are some of the ones you may want to know up front.

•Rent is due on the first.   Just because we do not charge a late fee until the 3rd, does not mean the rent is due on the 3rd.      If you are late with rent habitually, your rent will be increased.

•Utilities need to be put in your name before you may move in.

•There is NO SMOKING in any of our homes or properties.   If someone in your household is a smoker,  our home is likely not a good fit for you.  

•Any damage caused by tenants, whether accidental or intentional, will be repaired by Tenant immediately.    (i.e.) You break it, you fix it.   You may not wait until the end of the lease.  All broken/damaged items must be repaired right away.

•WE LOVE PETS...... but we do NOT ALLOW vicious or dangerous animals in our homes for any reason.   IF your Pet will threaten or attack one of your neighbors (a stranger)  OR another animal, it is not allowed in our home.   Our homes are in family neighborhoods with lots of children and other pets, so we have absolutely no room for a vicious animal.   And YES, we will test your animal with people and other animals to be certain the animal’s temperament is safe.

*All dogs & cats must be spayed or neutered, up to date (and kept current) on shots, and kept on monthly flea and tick preventative medication.

•You must earn 3 times the monthly rent per month to qualify for one of our homes.

•You must have a credit score of 650 or higher to qualify for one of our homes.

•We will run a credit check and background check on everyone in your household over the age of 18.   There is a charge for this upfront.

•Because of the hassle of tenant turnover, we generally prefer a 2-year lease over a 1-year lease.    So, just FYI....all things equal we will choose someone who wants a 2-year lease over a 1-year lease.
